A DeKalb County homebuilder wants to put 42 single-family houses on a cluster of parcels at the northwest corner of Herrick Road and Warrenville Road, a site currently owned by Amoco Research Operating Company.
Benjamin Beal of Silverthorne Homes, a semi-custom builder based in Sycamore with active communities in North Aurora, Oswego and Yorkville, filed a petition with the city seeking to rezone the properties from R-1 Estate Density Single Family Residential and B-4 Motorist Service to R-5 High Density Single Family Residential. The petition also requests a special use permit for a planned unit development, preliminary PUD plan approval, setback reductions and variations from the DuPage County Stormwater Ordinance, according to a legal notice published in the Daily Herald on Wednesday, Aug. 5.
The proposed setback changes would shrink the front yard requirement from 30 feet to 25 feet and the corner side yard from 30 feet to 15 feet.
Warrenville's Plan Commission and Zoning Board of Appeals will hold a public hearing on the proposal Thursday, Aug. 20, 2026, at 7 p.m. at City Hall, 28W701 Stafford Place.
The site sits on four parcels.
The affected addresses include 4S030, 4S016 and 3S770 Herrick Road and 27W330 Warrenville Road. Community and Economic Development Director Amy Emery signed the legal notice. Petition documents are available for public inspection at the Community Development Department, 3S258 Manning Ave., and on the city's website.
The same day, Warrenville also posted a separate legal notice for 30W218 Butterfield Road, where property owner Peter Andriopoulos is seeking six special use permits for automobile repair shops and outdoor storage at a site zoned M-1 Light Manufacturing along Butterfield Frontage Road. That hearing is also set for Aug. 20 at 7 p.m.
